Project Type: Multifamily Amenity as part of Repositioning Value-Add Size: 6,000 SF Construction cost: Withheld Completion: 2014 Project Role: Project Manager | Project Architect Firm: Smith Dalia Architects
The Watermark Clubhouse is part of a market repositioning of an 800-unit garden apartment development for Cortland Partners. The Clubhouse project replaced a small 1980s building to better accommodate the multi-functionality envisioned by the Owner.
Site considerations included a stream buffer and preservation of a large tree near the front entrance. Informed by this, the building adopted an L-shape wrapping the pool, ultimately evolving into two buildings to maintain massing in context with the scale of the development. The main clubhouse space is a well-proportioned open volume overlooking the pool that serves as a leasing center and clubroom amenity for the community. It also houses some maintenance functions and a fitness center that overlooks the lake beyond. Expansive building overhangs help shade the large amount of east- and west-facing glass. At night, these nearly-full-glass walls become a lantern in the campus landscape.
As Project Manager and Project Architect, Anne Michael led the project from initial design to construction of the project and was the main client contact from concept through completion.
